Investing in Real Estate Investment Trust (REIT) ­

REITInvesting can provide you with another source of income and fund your retirement. Unlike the stock market, which could immediately lose tremendous value, real estate portfolios tend to continue marching on. Rents continue to be paid and profits returned to investors. Investing in real estate can be lucrative but may be difficult when done alone. Rather than invest directly in real estate by buying actual property, some investors instead have focused exclusively on investing in income-generating property and opt to put money into equity REITs. Equity REITs, or real estate investment trusts, are companies that purchase commercial properties and rent them out in order to generate income.

Private REIT. There are two categories of REIT: public and private. A private REIT is a fancy name for a tax-advantaged company that invests in real estate. Private REITs are real estate companies that are exempt from SEC registration and whose shares do not trade on national stock exchanges.  Therefore, a REIT does not pay federal income tax on net taxable income distributed as dividends to shareholders. In exchange for not paying tax at the corporate level, REITs are required to pay out 90 percent of their taxable income as dividends, so they typically have much larger dividends than regular companies.

REIT Dividents. Payments from REITs are referred to as "dividends," but they're a bit more complicated than dividends you receive from buying stock. Because REITs generate income in different ways, there are typically three types of dividends:

Ordinary income: Money made from collecting rent payments.
Capital gains: Money made from selling property for more than the REIT paid for it.
Return of capital: This is essentially the REIT giving you some of your own money back.

Senior Housing – Investing in a recession-resistant industry!

MARKET VALIDATION. As America ages, the demand for homes and care for older folks increase, presenting some recession-resilient investment opportunities. Senior housing could be an attractive real estate sector for investors because of the sheer number of people who might soon need it. According to the Population Reference Bureau, there are 76 million Baby Boomers in the United States. The oldest members of the Baby Boomer generation are now entering their mid-70s, and the youngest are approaching their 60s.

HIGH DEMAND. “Silver Tsunami”. The rate at which American Seniors are retiring is truly staggering. The number of Americans 65 and older will increase from 56 million in 2020 to 79.2 million by 2035, due to the emergence of Baby Boomers into the age of retirement. Such a vast increase only creates a greater demand for Senior Living Facilities.

LOW SUPPLY. As the elderly population grows, the rate of senior housing new construction is not keeping pace. Units under construction began a significant decline in 2008 and continued to fall through 2011 with only modest growth through 2014. As new construction regained pace through 2018, declines were experienced again 2019-2021.When these two dynamics are married, the need that is left unaddressed is the growing market for newer and better facilities/communities tailored to emerging retirees.

PROFIT MARGINSenior living facilities have a profit margin of around 20% to 40%. A smaller facility with fewer residents may have a higher profit margin than a larger facility with more residents, due to lower overhead costs. 

REIT to develop high-end Adult Home facility in Albany NY. A private proprietary adult home is operated for compensation and profit.  Adult Home with Enriched housing program established and operated for the purpose of providing long-term residential care, room, board (three meals a day), housekeeping, personal care, supervision, and participation in facility and community programs.   It’s a non-medical care facility.
